ASSIGNMENT AND SOLUTION

Sweco has overseen planning of all the disciplines for the commercial and office building at Fantoft. The building was completed in 2016 with the highest energy class (A). The total energy needs represent just 50% of the requirements for class A.

An environmentally-friendly and energy-smart building
The measures within energy optimisation and the environment include best practice solutions within heating, cooling, ventilation and lighting:

  • A compact building structure has been created through a square building with a small external wall roof area in relation to the floor area. Passive solar heating is used, and an atrium in the centre provides large amounts of daylight.
  • Insulation and airtightness with triple glazing and insulated frames reduce air leakage and thermal bridges.
  • Demand control reduces the use of energy for lighting, heating, ventilation and computers that are not in use. Detectors register presence and air quality. Also, internal lighting is controlled in accordance with daylight conditions.
  • Energy-efficient LED lighting is equipped with automatic presence detection and optimal daylight control.
  • Adiabatic cooling and external sunscreens reduce the power requirements for cooling by 40% and energy needs by 30%.
  • Effective user equipment and reduced standby energy can be controlled together with lighting, according to requirements.
  • Renewable heating and cooling created with reversible heat pumps/cooling units with natural refrigerants. 15 boreholes down to 200 m utilise geothermal energy in the ground and supply heating and cooling to the building. Surplus energy exchanged between the shops and offices reduces the energy need further.
  • Renewable electricity generated by solar cell panels both on the roof and integrated into the façade meets parts of the building's needs with self-produced, renewable energy.

State-of-the-art premises in the centre of Bergen
The new building in Fantoft in Bergen is a combined business and office building, with the light railway right outside. The building has a heated gross internal area of approx. 9,000 m², of which approx. 6,500 m² is offices and approx. 2,500 m² is retail. Fantoft Utvikling is the developer and will lease out the building. Sweco is the lessee and will move in during autumn 2016.
